Every broker loves a “lay down.” However, the market doesn’t always provide such an easy solution. In this case, we were asked to develop a property on “spec.” This means that we were dealing with an investor who was willing to invest money, but wanted a quick return.
Transactions of this type require that we look at the potential of a property, make recommendations as to it “highest and best use,” and then proceed to find tenants to occupy the property, such that the original investor makes a return commensurate with its desires.
In this case, we provided the financing to make all of this possible.
